POLICIES

The following terms and conditions, also referred to as policies, apply to all reservations.

Reservation Policy

  1. We accommodate adults eighteen and over. Children are not accommodated for at this property.

  2. We offer short term stays of 1 - 5 nights. At various peak and seasonal times of the year 2-3 night minimums apply. If you’d like to stay longer, please send us an email for consideration, ensuring you indicate the number of guests, duration of the stay and purpose of your trip. Please note that we offer room only rates for stays exceeding 5 nights. 

  3. Stays of 8 or more nights require room servicing and linen change every 7 days and a cost for same will be factored in to any quote provided for longer stays. Please also note that room servicing dates and times will be scheduled in advance with the guest before check-in and you should expect to allow housekeeping access to the room for up to 2 hours for such servicing. 

  4. We require the full names of all booked guests and your anticipated time of arrival, remembering check in is anytime from 3-8pm. This information is to be provided during the booking process, or you can email the information to us. 

  5. Rates are subject to change without notice.

  6. Payment in full is required to confirm a booking. 

  7. Any included breakfast provisions are self-serve/prepare and will be in your room at check-in. We do not operate kitchen facilities at this property. We do not serve or prepare any meals. Substitutions/special requests are not available.

  8. We offer a room only rate at a 5% discount. Simply input the promo code roomonly during the booking process to receive the discounted rate. The room only rate includes accommodation, all linens, guest toiletries and complimentary WiFi.

  9. Once a booking is confirmed, any request to modify a booking, is deemed a cancellation and new booking - refer to cancellation policy below.

  10. Credit card payments incur a 3.5% credit card surcharge. This will be reflected as a tax in your online booking total at checkout. If you wish to avoid this surcharge, you are welcome to pay by bank deposit. Please email us directly to make a booking. 

  11. This property offers free on street parking. Parking on the property is not permitted. This helps minimise disturbance to our family and other guests and ensures the safety of our pets, which would otherwise be disturbed and endangered, by vehicles entering and exiting.

  12. Check-in is from 3:00pm to 8:00pm. Check-out is by 10:00am. These times are non-negotiable due to pre-scheduled housekeeping and room preparation time restraints between bookings. If you wish to guarantee your ability to check-in/check-out outside of these times, you will need to consider booking additional nights to suit your travel requirements. If you anticipate arrival after 8:00pm, please contact us to discuss prior to making a booking. 

  13. Luggage storage facilities are not available. Your access to all designated guest areas of the property and your room, commences at 3pm on the day of check in and ends 10am on the day of check out. 

  14. If you or any guest has cold/flu symptoms, you must cancel your booking, via email. In the interests of protecting the health and safety of our family and other guests, no guest who is unwell, will be permitted to check in under any circumstances. The standard cancellation policy applies. See below.

  15. All areas of this property and its facilities are for the use of those booked and registered guests, as named in your reservation confirmation. Visitors (non-guests) are not permitted on/in the property at any time. We reserve the right to terminate the booking of any guest who breaches this policy. No refund will be provided in these circumstances. Where this condition is breached, the credit card held on file, will be charged the applicable nightly rate per each additional person beyond the number of booked/registered guests.

  16. The credit card held on file, will be charged in the event of any of the following incidences: (i) Theft/removal of any item from the premises, by the guest/s, or anyone invited to the property by the guest/s; (ii) Any damage to the property by the guest/s or anyone invited to the property by the guest/s. This includes all items and structures inside the dwellings, as well as all external and communal areas of the property; (iii) Where the no visitor policy is breached and non-guests are found on the premises, the applicable nightly rate, per each additional person will be charged to the credit card on file.

  17. The Garden Suite is an unstaffed, independent, self-contained apartment, accessed by contactless self-check-in. 

  18. The Jasmine Room is staffed, with guests checked in by the host.

  19. You agree to return the key for the dwelling at the time of your departure and agree to pay a charge for the replacement of keys (and locks) you lose or fail to return.

  20. Parties/events and/ gatherings of any kind are not permitted.

  21. Pets are not permitted. 

  22. Our pets (cats) live on this property and you may see them from time to time in the garden. In accordance with out "no pets" policy and in the interests of maintaining hygienic guest accommodation, guests are not permitted to allow our pets into the accommodation at any time. Where this policy is violated and we deem additional cleaning and/ pest control services are required, the credit card held on file, will be charged for the cost of these services.

  23. In the interests of health and safety, all areas of this property are strictly non-smoking. Guests who do not comply with our no smoking policy, will incur a charge of $250 on their bill to cover the cost of cleaning to remove the odour of tobacco anywhere it has permeated.

  24. Noise levels are to be kept to a respectable minimum, particularly between the hours of 9:00pm and 7:00am. We reserve the right to judge acceptable levels of noise or behaviour of guests, who must take all steps for corrective action as requested by us. In the event of failure to comply with management requests, we may terminate the booking. In these circumstances, guests are not entitled to any refund and/ compensation.

  25. You agree any monies or other valuables, goods or vehicles that belong to you, brought into the rooms or grounds, remain your responsibility and we are not liable for their safekeeping. Any belongings not collected within 24 hours, will be donated to charity.

  26. You agree that you will not make any claim against us for any damage or loss to your goods or valuables, regardless of how or where the loss or damage occurred.

  27. Rooms are to be left in a clean state on departure, with all dishes, pots, glasses etc cleaned and put away and your rubbish disposed of, in the bins at the front of the property. Where this condition is not met, a minimum excess cleaning charge of $35AUD will be charged to the credit card on file. We reserve the right to judge acceptable levels of cleanliness and the cost of excess cleaning charges, that will be charged to the credit card held on file.

  28. You agree to return the room keys to the lockbox (refer to the check out instructions contained in your reservation confirmation summary email). Where keys are lost/not returned, you agree that the credit card held on file, will be charged for the replacement of room keys.

  29. Office hours are 9:00am to 5:00pm and we can be reached by phone or email

Cancellation Policy

Please note our cancellation policy is 30 days (60 days for stays of 7 or more nights). We are a small, family run property and cancellations have an adverse impact on our business, as rooms are often difficult to re-book at the last minute. With this in mind, guests are advised to consider travel insurance to cover any potential disruptions to their travel plans. This policy applies regardless of COVID-19. The following cancellation policy applies to all reservations:

  1. Single night bookings, same day bookings and no-shows are non-refundable and there is no credit given for future stays.

  2. Failure to check in by 8:00pm (or the alternate check-in time as agreed with the property in writing) on the check-in date, is deemed a no-show and results in the automatic cancellation of a reservation. The room becomes available for immediate re-booking from that time.

  3. If you change or cancel your booking 30 or less days prior (60 days for stays of 7 or more nights) to check-in, you will not get a refund or credit to use for future stays.

  4. If you change or cancel your booking 31 or more days prior (61 days for stays of 7 or more nights) to check-in, you will incur an administration fee equivalent to the first nights stay, with the balance refundable. Merchant processing fees are non-refundable.

  5. Please allow up to 10 business days for merchant processing and bank time frames, for any refund to be completed. A refund receipt/notification will be issued to the same email address provided in the booking form.

  6. All cancellations/booking modification requests must be advised in writing via email .
