POLICIES
To ensure a peaceful and seamless experience for all guests, the following policies apply to all reservations.
1. Reservation Policy

Adults Only: Our property is a private retreat specifically designed for adults, eighteen years and above. We are not equipped, safe or suitable for children.

Duration of Stay: We offer stays of 1–5 nights. For longer stays, please email us directly with your guest count, dates and purpose of travel, for consideration.

Extended Stays: Stays exceeding 5 nights transition to a "Room Only" rate. For stays of 8+ nights, a mandatory room service and linen change occurs every 7 days (requiring up to 2 hours of housekeeping access, scheduled in advance).

Minimum Stays: Seasonal minimums of 2–5 nights may apply during peak periods.

Payment: Full payment is required to confirm all bookings.
2. Rates & Inclusions

Breakfast: Standard rates include self-serve/prepare breakfast provisions (cereal, seasonal fruits, milk, freshly ground coffee and a selection of teas) stocked in-room. We are unable to accommodate substitutions or special dietary requests. Guests are welcome to self-cater.

Room Only Discount: Use promo code roomonly for a 5% discount. This rate includes accommodation, linens, toiletries and WiFi.

Payment Surcharges: Credit card payments incur a 3% surcharge (5% for international cards). To avoid this, you may pay via bank deposit, due on the day of booking. Note: Bank deposits are not accepted for international bookings or those made within 7 days of arrival.
3. Arrival & Departure

Check-in: 3:00 PM – 8:00 PM.

Check-out: By 10:00 AM.

Firm Timing: These times are strict to allow for housekeeping and room preparation. If you expect to arrive after 8:00 PM, you must contact us before booking.

No-Shows: Failure to check in by 8:00 PM (without prior written agreement) will result in a cancelled booking with no refund.

Access: Guest access to rooms and facilities begins at 3:00 PM on arrival and concludes at 10:00 AM on departure. Luggage storage is not available.
4. House Rules

Registered Guests Only: Only guests named on the reservation are permitted on the property. Unauthorised visitors will result in immediate termination of the booking without a refund.

The Suites: The Garden Suite offers contactless self-check-in. The Jasmine Room is a hosted space where you will be greeted upon arrival.

Keys: Lost or unreturned keys will incur a replacement fee for keys and locks.

Smoking: For the comfort and safety of all guests and residents, this is a strictly non-smoking property. Smoking and vaping are prohibited in all indoor and outdoor areas. Guests who violate this policy, or cause night-time disturbance, will be subject to immediate eviction without refund and incur a $500 specialised cleaning fee.

Strict No-Pet Policy: As our guest accommodation is on the grounds of a private home with existing pets, we do not allow outside animals for safety, hygene and compatibility reasons.

Quiet Hours: Please keep noise to a respectful minimum between 9:00 PM and 6:30 AM.

Guest Liability: Guests are responsible for any damage, loss or extra cleaning required beyond normal wear and tear.

Events: Parties, gatherings, events, excessive noise or professional photography are not permitted.

Parking: Guest parking is available on-street. Parking is not permitted on the driveway (council law), or inside our property boundary.

Lost Property: Left items must be claimed within 7 days. We can post items at the guest's expense, which may include an administrative fee; unclaimed items are donated to charity.
5. Cancellations & Amendments
As a small family business, cancellations significantly impact us. We strongly recommend travel insurance.

Modifications: Any request to change dates is treated as a cancellation of the original booking and subject to the policies below.

31+ Days Notice (61+ for stays 7+ nights): Refundable minus an administration fee equivalent to the first night’s stay.

0–30 Days Notice (0–60 for stays 7+ nights): Non-refundable; no credits provided.
-
Non-Refundable Bookings: Single-night stays, same-day bookings and no-shows are 100% non-refundable.

Processing: Refunds (minus non-refundable credit card fees) take up to 10 business days to process. All cancellations must be notified in writing via email.
6. Communication, Conduct & Privacy

Zero Tolerance: We pride ourselves on mutual respect. Abusive, threatening, or intimidating communication and/ behaviour will result in the immediate cancellation of your booking without a refund.

Privacy: Your data is used solely to facilitate your stay, or as required by law. Providing this information is a condition of residency.
7. Liability & Legal Disclaimers

Limitation of Liability: We accept no responsibility for personal property loss or damage.
-
Right of Entry: Before you head out, please double-check that the air conditioning, lights and appliances are switched off.
Note: To manage energy costs and fire safety, we reserve the right to enter and turn off any equipment left running while the property is unattended. -
Termination Right: Anti-social or dangerous behaviour, will result in the immediate eviction of guests without refund.
